Please read these Terms carefully. They form the agreement between you and Glenogue Farm when you make a booking. By confirming a booking you accept them on behalf of everyone in your party.

1.  These Terms and your booking

 

1.1      These Booking Terms & Conditions (“Terms”) govern your stay at Glenogue Farm & Lodges, Coolgreany, Co. Wexford, Ireland (“Glenogue”, “we”, “us”, “our”). They apply to all three lodges — An Sionnach, An Cúla and Teach Hí — and to the Glenogue Farmhouse.

1.2      The agreement is between Glenogue and the person making the booking (the “lead guest”, “you”, “your”), who must be at least 18 years of age. The lead guest accepts these Terms on behalf of themselves and every member of their party, and is responsible for ensuring that all members comply with them.

1.3      A booking is only confirmed, and a binding contract formed, once we have issued written confirmation of the reservation and the required payment has been received. Until then, no booking exists.

1.4      Your stay is a holiday letting only. It does not create any tenancy or right of residence, and the Residential Tenancies Acts do not apply.

1.5      If you book through a third-party platform (for example Airbnb, Booking.com or VRBO), that platform’s terms and fees also apply to your booking, alongside these Terms.

2.  Guests and occupancy

 

2.1      The lodges (An Sionnach, An Cúla and Teach Hí) are reserved for two guests only. This is a fixed feature of each lodge and may not be exceeded under any circumstances.

2.2      The Glenogue Farmhouse accommodates up to six guests. The maximum occupancy stated for the property may not be exceeded.

2.3      The lodges are an adults-only experience. The lead guest and all guests in a lodge must be aged 18 or over.

2.4      Day visitors are not permitted at the lodges without our prior agreement. The privacy and exclusivity of each stay depends on this.

2.5      We may refuse a booking, or decline or terminate a stay without refund, where the party make-up or conduct is inconsistent with the quiet, residential character of Glenogue — including stag or hen parties and group bookings made for events rather than a genuine stay.

3.  Prices and payment

 

3.1      Prices are quoted per lodge or per the Farmhouse, per night, in euro, and include the private hot tub and access to the Farm Spa where stated. The price applicable to your booking is the price confirmed to you at the time of booking.

 

3.2      We take reasonable care to ensure prices shown are accurate, but reserve the right to correct errors in pricing before your booking is confirmed.

4.  Cancellation and changes by you

 

4.1      If you need to cancel, you must tell us in writing (email is sufficient) as soon as possible. The cancellation takes effect on the day we receive your written notice. The lead guest must make the cancellation.

4.2      The following charges apply on cancellation. Any booking deposit is non-refundable in all cases.

Notice given before arrival charge

•  [60] days or more - Full refund, less the booking deposit

• [30–59] days [50%] of the total stay is payable

• [14–29] days [75%] of the total stay is payable

• Fewer than [14] days, or no-show- Full cost of the stay is payable

 

4.3      We will try to re-let cancelled dates. Where we succeed in re-letting some or all of the cancelled nights, we will refund the corresponding amount, less the non-refundable deposit and any difference in rate.

4.4      No refund is given for late arrival, early departure, or unused nights or facilities once a stay has begun.

4.5      If you wish to change the dates of a confirmed booking, we will try to accommodate the request subject to availability. Date changes are at our discretion and may be treated as a cancellation and re-booking.

4.6      We strongly recommend that you take out travel insurance covering cancellation, curtailment, public liability, personal belongings and accident, so that you are protected if you cannot travel or your plans change.

5.  Cancellation by us and events beyond control

​

5.1      In the unlikely event that we must cancel or cut short your stay due to circumstances beyond our reasonable control — for example fire, flood, storm or other extreme weather, loss of essential services, structural problems, epidemic or pandemic, government restriction, or other force majeure — we will refund the cost of the booking, or the part of it relating to nights not taken if the stay is already underway.

5.2      A refund under clause 5.1 is the full extent of our liability in these circumstances. We are not liable for any other costs, expenses or losses you may incur, which is why we recommend travel insurance.

5.3      We may cancel a booking where it was made on a fraudulent or misleading basis, where required payment is not made, or where we reasonably believe the booking breaches these Terms.

6.  Arrival, departure and your stay

 

6.1      Check-in is from 3:00pm on the day of arrival. Check-out is by 11:00am on the day of departure. We operate self-check-in; arrival instructions are sent before your stay.

6.2      Early check-in or late check-out may be possible by prior arrangement and cannot be assumed. Unauthorised late departure may be charged at the full nightly rate.

6.3      You are granted the right to occupy the lodge or Farmhouse for the agreed dates only, for holiday purposes. The accommodation may not be sub-let or shared beyond the booked party.

6.4      Please treat Glenogue as you would your own home. Keep the accommodation and its contents clean and reasonable, and leave it in a similar condition to how you found it.

7.  The farm, grounds and wildlife

 

7.1      Glenogue is a working farm at elevation in open countryside. The grounds include uneven ground, farm tracks, slopes, water, livestock, hedgerows and wildlife. You enter and move about the farm and grounds at your own risk and must take reasonable care for your own safety and that of your party.

7.2      Livestock and wildlife are to be respected and not disturbed, fed or approached. Please keep to paths and areas indicated for guest use.

7.3      Children, where present at the Farmhouse, and any guest who needs assistance, must be supervised at all times by a responsible adult in the party, including near water, livestock, the hot tub and the Farm Spa.

7.4      Weather, season and farm activity may affect the appearance and accessibility of parts of the farm. This is the nature of a genuine working landscape and is not a fault in the accommodation.

8.  House rules

 

8.1      Glenogue is entirely non-smoking and vaping-free indoors, in the hot tubs and in the Farm Spa.No food or drink is permitted  within the 

8.2      Please respect the quiet of the farm and of other guests. No loud or amplified noise between 11:00pm and 8:00am.

8.3      Open fire or barbecue must be used only as intended, with care, and never left unattended. Fuel provided is for use in the appliances supplied.

8.4      Candles and naked flames should be used with care and not left unattended.

8.5      Pets are not permitted unless agreed in writing in advance, given the proximity of livestock and wildlife.

8.6      We reserve the right to enter the accommodation where reasonably necessary, for example for essential maintenance or in an emergency, giving as much notice as is practicable.

9.  Damage, loss and security deposit

 

9.1      The lead guest is responsible for the accommodation, its contents, the hot tub, the Farm Spa and the grounds during the stay, and for the conduct of the whole party and any permitted visitors.

9.2      We may take a refundable security deposit or pre-authorisation of [€150] before or on arrival. This is released after departure subject to the accommodation being left without damage beyond reasonable wear and tear, and without breach of these Terms.

9.3      You agree to pay for any damage, breakage, loss or excessive cleaning caused during your stay, whether or not covered by the security deposit. Where costs exceed the deposit, we may invoice the difference. Please report any accidental damage promptly — it is always better that we hear it from you.

9.4      Specific charges may apply where the hot tub is contaminated by soaps, oils, lotions, glass or other misuse and requires draining and refilling, as set out in the Farm Spa & Hot Tub Terms of Use in clause 12.

10.  Our liability

 

Nothing in these Terms excludes or limits any liability that cannot lawfully be excluded or limited under Irish law, including liability for death or personal injury caused by our negligence, and including your rights under the Occupiers’ Liability Act 1995 and applicable consumer law.

10.1    We take reasonable care to maintain the accommodation, the hot tubs, the Farm Spa and the grounds in safe condition, consistent with our duties as occupier.

10.2    Subject to the paragraph above, and to the fullest extent permitted by law, we are not liable for loss, damage or injury to you, your party or your property or vehicles, where this does not result from our negligence or wilful default. Vehicles and belongings are left at Glenogue at your own risk.

10.3    Subject to the paragraph above, our total liability arising out of your stay, except for death or personal injury, is limited to the total cost of your booking.

10.4    We are not liable for failures or interruptions in services outside our reasonable control, such as electricity, water, internet or weather-related disruption, though we will act reasonably to resolve issues you report.

11.  Guest responsibility and indemnity

 

11.1    To the fullest extent permitted by law, the lead guest agrees to indemnify and hold us harmless against claims, liabilities, losses, costs and expenses (including reasonable legal costs) arising from the acts or omissions of the lead guest or any member of their party or permitted visitor, including any breach of these Terms, misuse of the accommodation or facilities, or breach of any law. This indemnity does not apply to any claim to the extent it arises from our own negligence or wilful default.

12.  Farm Spa & Hot Tub Terms of Use

 

This clause 12 governs use of the Farm Spa (cedar sauna, cold plunge and outdoor shower) and the private hot tub at each lodge and at the Farmhouse. By using these facilities, every guest accepts these terms. A separate plain-English guest guidance note on safe use is provided in the welcome folder and should be read before use.

Eligibility and supervision

12.1    Use of the Farm Spa and hot tub is restricted to guests aged 18 and over.

12.2    The Farm Spa and hot tubs are not staffed or continuously supervised. Guests use all facilities at their own discretion and assume responsibility for their own safety and that of their party.

Health and fitness to participate

12.3    Use of the sauna, cold plunge and hot tub involves exposure to extremes of heat and cold and carries inherent risks, including (without limitation) overheating, dehydration, fainting, cold-water shock, elevated cardiac stress, slips, trips and falls.

12.4    You should not use the sauna, cold plunge or hot tub without first obtaining medical advice if you have, or may have, any heart or cardiovascular condition, high or low blood pressure, a respiratory, circulatory or neurological condition, diabetes, or any other serious medical condition, or if you are pregnant.

12.5    You must not use any of the facilities while under the influence of alcohol or any substance that may impair judgement, awareness or physical ability.

12.6    By using the facilities, each guest confirms that they are physically fit to do so, or that they have sought and followed appropriate medical advice.

Rules of use

12.7    Guests must follow the safety guidance provided in the welcome folder and at the facilities, including guidance on session times, hydration and safe use of the cold plunge.

12.8    Enter the cold plunge slowly; never jump or dive. Limit immersion to a duration that remains comfortable and exit immediately if unwell.

12.9    No glass or breakable items may be brought to the Farm Spa, the hot tub or the surrounding decking and surfaces.

12.10  No soaps, shampoos, oils, lotions, fake tan or similar products may be used in or before entering the hot tub. Guests must shower before use. Misuse that requires the tub to be drained and refilled may be charged for under clause 9.

12.11  Surfaces in and around the sauna, plunge, shower and hot tub may be wet and slippery. Guests must take care at all times, and must exit any facility immediately if they feel unwell, including dizziness, nausea, light-headedness, chest discomfort or breathlessness.

Risk, our responsibilities and indemnity

12.12  Each guest who uses the Farm Spa or hot tub does so voluntarily and accepts the inherent risks described above, save for any injury, loss or damage caused by our negligence or wilful default.

12.13  We take reasonable care to maintain the Farm Spa and hot tubs in safe working order, including reasonable cleaning, water treatment and inspection. If you become aware of any defect, fault or hazard, you must stop using the facility and tell us as soon as reasonably possible.

12.14  To the fullest extent permitted by law, the lead guest indemnifies and holds us harmless against claims arising from the acts or omissions of the lead guest or any member of their party or permitted visitor in connection with the Farm Spa or hot tub, including any breach of these terms. This indemnity does not apply to any claim to the extent it arises from our own negligence or wilful default. Nothing in this clause 12 excludes liability for death or personal injury caused by our negligence.

13.  Concerns during your stay

 

13.1    If anything is not right during your stay — with the accommodation, the hot tub, the Farm Spa or anything else — please tell us promptly so we have the opportunity to put it right. We are close by and would always rather know. Concerns raised only after departure are difficult for us to resolve.

14.  Privacy and data

 

14.1    We process the personal data you provide in order to manage your booking and stay, in accordance with the General Data Protection Regulation and our Privacy Policy, which is available on our website.

15.  General

 

15.1    We may update these Terms from time to time. The version in force when you book applies to your booking.

15.2    If any provision of these Terms is found to be invalid or unenforceable, the remaining provisions continue in full force.

15.3    These Terms are governed by the laws of Ireland, and the parties submit to the exclusive jurisdiction of the Irish courts.

15.4    These Terms, together with your booking confirmation and the accompanying guest guidance, constitute the entire agreement between us in respect of your stay.

16.  Acceptance

By confirming a booking, the lead guest confirms on behalf of themselves and their party that they have read, understood and accept these Booking Terms & Conditions, including the Farm Spa & Hot Tub Terms of Use in clause 12, and understand the inherent risks of using the sauna, cold plunge and hot tub.
